QUEENSLAND: A new hotel is on the horizon for Brisbane’s booming northern corridor, with the 148-key Adina Chermside Brisbane confirmed to open its doors in February 2026. The new-build Adina property will be the largest hotel ever delivered in the fast-growing suburb and will be operated by TFE Hotels – the Australian-based, international leader in high-quality apartment-style hotels.

The new Adina Chermside has now officially topped out, marking a major milestone as construction moves into the interior fit-out phase. With the hotel’s structure complete, attention has turned to bringing the thoughtfully designed interiors and guest spaces to life ahead of the opening, with the hotel on track to deliver a contemporary, apartment-style hotel experience designed for short and long stays in Brisbane’s fast-growing north.
LOCAL DEVELOPER: LIMITLESS POTENTIAL
The Adina Chermside Brisbane is being delivered by Limitless Developments, a South-East Queensland-based company owned by local developer, Nick Barr.

Adina Chermside Brisbane will be well serviced by 148 hotel rooms with thoughtful touches, a conference space, spacious lobby, and café/bar with an all-day dining restaurant. Guest facilities will include a lobby lounge, meeting room, gym, hotel and onsite car parking.

Working with WMK Architecture, the project embraces “Buildings that Breathe” principles, maximising natural light and airflow while creating seamless indoor-outdoor connectivity throughout the hotel.
High-performance Low-E double glazing and sun shading to most windows will improve energy efficiency by up to 40% and reduce heat gain, while all rooms will enjoy solar access and natural ventilation, helping minimise reliance on mechanical systems. Water-saving initiatives, including efficient fittings and rainwater harvesting for landscape irrigation, support the project’s broader conservation goals.
Green landscaping with deep planting zones and façade greenery will help reduce thermal load and enhance urban biodiversity, while a dedicated refuse room promotes waste minimisation and recycling. POSITIONED FOR GROWTH
Chermside is a major health and medical hub, notably home to the Prince Charles Hospital precinct, servicing the medical needs of not only Brisbane but greater Queensland residents. As part of the Queensland Government’s Queensland Capacity Expansion Program, The Prince Charles Hospital – which is adjacent to the Adina Chermside site – is confirmed to undertake a $300 million expansion commencing in December 2024. This will add an additional 93 beds and a further four-storey expansion on the existing building, to be completed by 2028.
